Asphalt is a sustainable building material primarily used for roads, parking lots, and other paved surfaces. It is a mix of aggregates (sand, gravel, crushed rock, and slags), binders (most commonly bitument), and fillers.

Asphalt parking lots are cheaper, more sustainable, and easier to install than concrete lots. They also reduce noise from traffic. With regular maintenance, asphalt lots and roads will last almost indefinitely. Our knowledgeable sales reps can assist you with making a plan for regular maintenance.

Just need a repair?

Weather, heavy traffic, and other elements can cause damage over time. Asphalt can also be affected by poor soil underneath the surface or by materials such as diesel, petrol, and oil leaking onto the surface. Cracks are particularly dangerous for drivers as they can pop up unexpectedly or grow bigger over time. Potholes occur when a section of asphalt is raised from beneath due to heavy traffic or water buildup on the surface. Crack-filling (see below) is an asphalt repair solution that can be used in some cases. For certain types of cracks or for potholes or bigger sections of damage, we recommend asphalt patching. For patch repairs, we can sawcut the damaged area and remove it, replacing it with new aggregate, binder, and filler, and re-paving the area to be flush with the surrounding asphalt.

Proper asphalt maintenance

Routine maintenance by a trained professional is the best way to protect your asphalt (and your investment) for years to come. To maintain your asphalt surfaces, repair cracks and potholes as soon as they appear. Cracks and potholes can very quickly become more serious and dangerous damage. Clear debris and drain any standing water regularly. We recommend sealcoating asphalt every 3-5 years with professionally-applied sealcoating, which gives your lot a like-new look but also protects it from the elements. If your asphalt is deteriorating, milling & overlaying can extend the life of the surface.

Asphalt Milling

For asphalt remove & replace projects, we begin by milling. Milling is the process of removing the top layer of asphalt without disrupting the underlying subbase. This allows new asphalt to be laid without adding height to the repaved area.

Milling prior to laying new asphalt removes imperfections and damage such as cracks and potholes, which would continue to worsen over time. Milling is a low-waste and energy-saving process: the material that is milled from the pavement will eventually make its way back into the cycle as aggregate for future asphalt applications! You may also elect to keep the millings from your project for other uses.

Crack filling

Crack fill/crack repair is an adhesive sealant used to fill and seal cracks in pavement. It is an important form of preventative maintenance for your asphalt as cracks can become potholes or other hazards.

Open cracks allow water and debris to enter the cracks and stay there. These materials cause weakening of the base and subbase layers. As vehicles continue to use the asphalt or if the temperature changes, the debris in the cracks can push up and cause uneven surfaces. By performing preventative maintenance, the effectiveness of your sealant will increase, extending the life of your pavement and reducing repair costs.

Timing is very important! If you see cracks in your pavement, waiting too long can result in increased damage that crack fill may not be able to repair. If your property has a large amount of small cracks that look like alligator skin (we call this “alligatoring”), crack fill will not be able to repair that area of pavement and we may recommend a remove & replace.
