Sealcoating

Though asphalt is designed to last a long time, exposure to the elements (sun and water) will cause the asphalt to naturally harden over time. This causes the asphalt to become more brittle, leading to cracks and potholes.

Sealcoating provides a waterproof membrane that both slows the oxidation (hardening) process and allows the pavement to shed water. If water is not able to enter the base material, it will not be able to cause further damage by weakening the materials.

If you have small cracks in your pavement, we can also provide crack-filling prior to sealing the surface. We are also able to restripe your lot back to the existing layout or provide guidance on a new layout.

Why sealcoat?

From an aesthetics standpoint, sealcoating gives your asphalt a like-new appearance. However, there’s more to it than looks - sealcoating is one of the most important aspects of pavement and asphalt maintenance. We recommend sealing asphalt every 3-5 years. This will not only improve curb appeal, but it will also be protecting your investment, possibly saving you thousands of dollars in new paving expenses sooner than necessary.

An additional benefit of sealcoating is providing increased friction to the surface of the asphalt. Over time, traffic will cause wear and tear on the surface of your property. This means that motorists are then driving on the coarse aggregate layer below. With enough time, this surface can become smooth and slippery, becoming dangerous. Sealing adds texture and covers the aggregate, increasing friction.
